Ediston and 42 Capital Partners launch Singapore fund partnership to channel Asian capital into UK housing

Partnership marked at the British High Commission in Singapore, attended by senior UK government and business representatives.
Singapore / Edinburgh – 13 October 2026 – Edinburgh-based investment and development business Ediston and Singapore-based 42 Capital Partners signed a new investment partnership on 8 October at a ceremony at the British High Commission in Singapore.
Under the partnership, a Singapore Variable Capital Company (VCC) will be established and managed by 42 Wealth Management Pte. Ltd., the MAS-licensed fund manager behind 42 Capital Partners. The VCC will give family offices, private wealth and institutional investors in Singapore and Southeast Asia access to Ediston's UK Living Platform.
The signing ceremony was attended by Nikesh Mehta OBE, Martin Kent CMG, His Majesty's Trade Commissioner for Asia Pacific along with senior representatives from UKDBT & Scottish Development International and David Kelly, Executive Director of the British Chamber of Commerce.

Building a significant UK residential investment platform
Ediston is developing its UK Living Platform to create a substantial institutional portfolio of high-quality, professionally managed rental housing across the United Kingdom.
The initial fund is targeting a first close of approximately £150–200 million, with Ediston's longer-term ambition to establish a £1–2 billion institutional residential investment platform over the next five to seven years.
The strategy seeks to address growing demand for professionally managed rental accommodation while providing institutional and private investors with access to long-term investment opportunities in the UK residential sector.
Ediston has already identified and secured a seed portfolio for the UK Living Fund, alongside a broader pipeline of investment opportunities. Ediston has previously worked with the Scottish National Investment Bank, Strathclyde Pension Fund and Homes England on residential projects.
The partnership represents an important step in Ediston's international expansion and is intended to create a long-term bridge between the growing pools of private and institutional capital in Southeast Asia and investment opportunities in the United Kingdom.
Strengthening UK–Singapore investment ties
Nik Mehta OBE, British High Commissioner to Singapore, said:
"It's fantastic to see Ediston and 42 Capital Partners join forces through this exciting new partnership. Business links between the UK and Singapore continue to create jobs, drive innovation and support economic growth in both countries.
This agreement underlines Singapore's role as a global investment hub and an important gateway to Southeast Asia, while showcasing the attractive opportunities available to international investors across the UK, particularly the opportunities to support the development of high quality, affordable homes that underpin the Government's target to build 1.5 million homes by the end of this parliament.
I'm particularly pleased to see this partnership being driven by a Scottish business. It reflects the deep and longstanding relationship between Scotland and Singapore, and highlights the strength of investment opportunities across all parts of the United Kingdom."
Martin Kent, His Majesty's Trade Commissioner for Asia Pacific, said:
"The new partnership between Ediston and 42 Capital Partners will support growth and further strengthen the economic ties between the UK and Southeast Asia, building on the £29 billion of Foreign Direct Investment from Southeast Asia in the UK.
Through the UK's Industrial Strategy and Trade Strategy, we are taking decisive action to create the right conditions for long-term investment in the UK, and we are committed to growing our investment partnerships further."
A long-term investment partnership
Daniel O'Neill, Chief Executive of Ediston, said:
"Singapore is one of the world's leading centres for private and institutional capital and an important market for us as we build the UK Living Platform.
Our ambition is not simply to raise capital for a single fund, but to establish a long-term institutional investment platform capable of attracting international capital into UK housing over many years.
Partnering with 42 Capital Partners gives us an established presence and network in Singapore and Southeast Asia, and we are delighted to be marking the partnership with the support of the British High Commission and wider UK business community in Singapore."
Matthew Dabbs, Founder of 42 Capital Partners, said:
"We see a compelling opportunity to connect sophisticated investors across Singapore and Southeast Asia with long-term investment opportunities in the UK.
Ediston combines investment management, development and operational expertise with a long-term approach to UK housing. Establishing the Singapore VCC creates a dedicated platform through which we can build that relationship between Southeast Asian capital and the UK over the coming years."
